References
Once you have chosen your property, you will need to complete an application
form. Applicants must be over the age of 18 and provide proof of identity. Once
received, we will then obtain references. When applying for your desired
property, please bring a form of identification such as a Driving License or
Passport.
Tenancy Fee
Once the Tenancy Fee has been paid this will take the property of the market
and secure it in you name whilst references are being obtained.
The tenancy
fees cost are as follows:
£99.00 which covers the cost of up to 2 tenants
£135.00 which covers the
cost of up to 3 tenants
£175.00 which covers the cost of up to 4
tenants
£200.00 which covers the cost of up to 5 tenants
(All fees are
inclusive of VAT)
This is payable immediately upon deciding to apply for a tenancy. The tenancy
fee is NON-REFUNDABLE should you decide not to pursue the
tenancy (irrespective of whether or not references have been applied for) or
alternatively if your application is declined.
Have you sold your property?
If you are in the process of selling your property and wish to rent a
property currently available for rental the property will not be taken off the
market UNLESS you have exchanged contracts. If you have not
exchanged contracts then a non-refundable deposit may be requested. This will be
paid to your landlord if the tenancy does not proceed as a result of a change in
your circumstances.
Bond
This is the equivalent to one months rent and must be paid by cash, building
society cheque, bankers draft, or credit/debit card (credit cards are charged a
2.5% surcharge) on the day you sign your tenancy agreements (personal cheques
will only be accepted if submitted 7 days prior to signing).
E.g. Rent: £500
– Bond: £500
First months rent
Payable on the day of signing by cash, building society cheque, bankers
draft, credit/debit card (credit cards are charged a surcharge of 2.5%).
Cheques/bankers drafts should be made payable to Property
Co.
Administration Fee
An administration fee of £25.00 is payable on the tenancy commencement
date.
